Alongside the Smart Rental Index, Dubai has sharpened its tenancy rules for 2026 . Under the current framework, landlords must register tenancy contracts on Ejari within 30 days or face DLD fines, per Benhams and tenancy law guidance .

Key points: landlords must give 90 days’ written notice before renewal to change rent; personal-use eviction requires 12 months’ notarised notice , and demolition or major-renovation eviction requires 24 months’ notice with documented permits. Security deposits must be returned within 30 days of lease expiry, with itemised deductions.
