Alongside the Smart Rental Index, Dubai has sharpened its tenancy rules for ٢٠٢٦ . Under the current framework, landlords must register tenancy contracts on Ejari within ٣٠ days or face DLD fines, per Benhams and tenancy law guidance .

Key points: landlords must give ٩٠ days’ written notice before renewal to change rent; personal-use eviction requires ١٢ months’ notarised notice , and demolition or major-renovation eviction requires ٢٤ months’ notice with documented permits. Security deposits must be returned within ٣٠ days of lease expiry, with itemised deductions.
