Dubai Metro Blue Line Clears First Tunnelling Phase — the Off-Plan Corridors to Watch

Dubai’s Metro Blue Line has completed its first tunnelling phase — more than 2,000 metres of excavation and 800 metres of overhead bridges — and is on course for 30% completion by the end of 2026 and an opening on 9 September 2029 (The National, July 2026).

The line

The 30km line will run 14 stations (15.5km underground, 14.5km elevated) on a AED 20.5 billion budget, interchanging with the Green Line at Creek and the Red Line at Centrepoint and International City. The RTA expects it to cut congestion along its corridor by around 20%.

The off-plan value play

Transit access historically lifts nearby property values ahead of opening — which makes the Blue Line’s corridors some of the most interesting off-plan bets in the city right now. Communities set to benefit include International City, Dubai Silicon Oasis, Mirdif, Dubai Creek Harbour and Dubai Festival City. Buying near a confirmed future station, three years before it opens, is one of the clearest infrastructure-led strategies available to an off-plan investor.
