The demand engine behind Dubai’s launch boom is people. The city’s population reached around 4.47 million in 2026, having crossed the 4-million mark, according to World Population Review and Time Out Dubai. In 2024 alone the city added over 134,000 residents.

Expatriates make up the overwhelming majority of residents, with the Indian community the largest single group. A rising population sustains both end-user demand and rental occupancy.
