How rental yield works

Gross yield is your annual rent divided by the property price. Net yield deducts running costs (service charges, management, maintenance) — it's the number that really matters. In Dubai, gross yields commonly fall between 6% and 8%, among the highest of any global city, helped by the fact that rental income is completely tax-free.

Tips to maximise your yield

  • Buy in tenant-dense communities (JVC, Business Bay) for the highest gross yields.
  • Check service charges before you buy — they directly cut your net return.
  • Off-plan + payment plans let you ride construction-period appreciation on top of rental yield.
